How DSCR Loans Work

DSCR stands for debt service coverage ratio. DSCR loans are commonly evaluated primarily around the property’s rental-income characteristics, rather than using the same income-documentation approach as a traditional owner-occupied mortgage.

In general terms, the ratio compares a property’s rental income with its housing expense, such as principal, interest, taxes, insurance and any association dues. Each lender sets its own requirements for the ratio, credit, down payment, reserves, property types and loan amounts, and those requirements can change.
